You can visit the Government website to determine if planning permission is required here.
Do I need a drawing if there's no planning permission required?
We would recommend obtaining a Lawful Development Certificate. This is written confirmation from your Local Authority that you don’t require planning permission to build.
What documents do you prepare?
Once the Clients have approved the preferred layout and design, we prepare Planning Drawings, a Design + Access Statement and all necessary supporting documentation required for a Planning Application to the Local Authority.

Our floor plans start from £399 and can include varying degrees of support throughout the planning permission process.

What type of floor plans can you create?
We can create a floor plan for Estate Agents, Shop Certificates and Restaurants.
Do you have insurance?
Yes, we have Public Liability Insurance for professionals. We also undertake Continuing Professional Development to ensure that our services are completed to the highest standard. We also have a Quality Management Process in place to be sure of this.
How long have you been established?
We have over 4 years of experience. We were established in 2019, having had over 60 projects with successful planning applications.
What is a Land Registry Lease Plan?
This is a document that shows the legal boundaries and features of a property. Essentially, this document informs the UK Government of all the precise details – who owns the property, dimensions and more.
What are the requirements of a Land Registry Lease Plan?
This plan must be accurately drawn to a stated scale. The orientation must be clearly marked, showing sufficient details of the area surrounding the property.
Finally, the plan must not be marked ‘draft’ or ‘for identification only’ or ‘do not scale from this drawing’. The plan must be accurate.
How can I find lease details of a property?
A lease document should have been given to you by the solicitor(s) who managed the purchase of the property. You can also purchase the relevant documentation from the Land Registry website.
How does 'Living In' impact a Loft Conversion Design?
If you choose to ‘live in’ whilst undertaking a Loft Conversion this will impact slightly on the headroom within the new loft, but of course saves costs.
